- Sleeping arrangements - 1 queen size bed, and moving aside the table and chairs it is possible to fit 2 king single stretchers for the kids/teens/extra adults – talk to us about this option. - NO PETS are allowed - Definitely NO SMOKING in the van or under the awning - Delivery is free within 100klms of Landsborough, Qld - Extra kilometres charged at $3.50 per kilometre - Van is 9.1m (30ft) long, external width 3.6m with slides out, 5.4m with the awning out. - Hirer must ensure to check with the caravan park or campground that this large fifth wheeler will fit the site ie 9.1m long and 3.8m high and 3.6m wide with slides out, ask about entry to park not just the site. - 3 days minimum hire - Minimum hirer age is 25years - Limited off road availability – talk to us about this option - ask about Woolies and BWS delivery so its all there when you arrive - the snags are ready and the beers are cold..

Hiring rules

• must be 25 years of age or older
• awning must be brought in prior to bad weather/hail storms and high winds. The awning is 6 metres long and 3.4 metres high and requires the use of a step ladder to setup/take down. The hirer must be willing and able bodied to use the provided step ladder to take down the awning supports and bring the awning in using the electric control. We will supply information on the procedure at booking confirmation.
• the van and items in the van including BBQ, toilet and toilet cassette must be returned in a clean and hygienic condition.
• Any damage or breakages however minor, must be reported to us as soon as possible. Hirer will be responsible for repair costs where appropriate.
• Please DO NOT touch any of the slide out buttons. These are clearly labelled and have been set a maximum extension for your comfort and convenience. The lounge slide in particular has Alco caravan stabilisers positioned underneath it for additional weight support, these need to be removed prior to operating the slide. Please do not do this yourselves. We understand that accidents do happen and a button may be pressed or activated unintentionally. If this occurs don't panic just contact us and we will sort out what to do.
• Service Fee is nonnegotiable.

  Mel and Dave are exceptional hosts! Communication was seamless, and they went above and beyond to accommodate any requests. We were so grateful for the thoughtful extra touches they provided. The van itself was incredibly comfortable, with all the conveniences of home. It was quickly crowned the Taj Mahal of the caravan park, and we wouldnt hesitate to book again in the future.

  Thank you Dave and Mel for this beautiful spacious van! Both Dave and Mels communication was excellent throughout and they were very kind, friendly and helpful. We had the most wonderful holiday this was by far the best caravan experience we have ever had. The van was super clean and tidy everything was perfect and well equipped (even a dishwasher and washing machine!) with all that was needed to enjoy our week at Cotton Tree. Thanks again, amazing memories made!
